Garage Conversion vs Detached ADU in Encino: Which One Pays Off?
If you own a home in Encino and want rental income or space for family, the first fork in the road is garage conversion vs detached ADU. Both create a legal, permitted second unit on your lot. They differ sharply in cost per square foot, how long they take, what they rent for, and what you give up in parking and yard space.
We have built both across the San Fernando Valley for 15+ years, including a 1,200 sq ft detached ADU on a Royal Oaks property. This guide walks through the same numbers and trade-offs we review with Encino homeowners during a feasibility visit, so you can decide which option actually pays off on your lot.

Garage Conversion vs Detached ADU: The Short Answer
A garage conversion usually wins on upfront cost and speed. A detached ADU usually wins on total rent, livability, and long-term value. Which one pays off depends on the condition of your garage, the size and slope of your lot, your budget, and how much you need covered parking.
- Lean toward a conversion if your detached garage has sound framing, you want to keep the budget well under a new build, and you can live without the garage.
- Lean toward a detached ADU if you have room for a new structure that meets setbacks, you want a true one- or two-bedroom unit, and you plan to hold the property long enough for higher rent to cover the higher cost.
- Pause and get a feasibility review if your lot is on a hillside, in a fire zone, or governed by an HOA, because those factors can swing the math either way.
Encino ADU Cost: Comparing Price Per Square Foot
The figures below are typical Los Angeles-area ranges that vary widely by scope and site. They are not quotes. A standard two-car garage is roughly 400 to 450 sq ft, and converting it into a finished studio or compact one-bedroom often runs about $250 to $400 per square foot, or roughly $100,000 to $180,000.
A new detached ADU typically runs about $350 to $550 or more per square foot. An 800 sq ft unit on a flat lot often lands in the $300,000 to $450,000 range, and hillside lots in the Encino Hills can go higher once soils work, retaining walls, and grading are added.
Conversions are rarely as cheap as homeowners expect. On Valley homes built in the 1950s and 60s, we often find garage slabs poured without proper footings, low ceiling heights, and no moisture barrier. Common added costs include:
- New footings or slab replacement to meet current structural requirements
- A raised, insulated floor to meet Title 24 energy rules and keep the unit dry
- Replacing the garage door opening with a wall, windows, and an entry door
- A new sewer lateral or connection, sometimes trenched across the yard
- An electrical service upgrade and a separate subpanel for the unit
There is also a scale effect. The kitchen and bathroom are the most expensive rooms in any ADU, and in a 400 sq ft conversion they make up a larger share of the space. That is why the cost-per-square-foot gap between the two options is often narrower than the total price gap suggests.
Garage ADU Rental Income vs Detached Unit Rent
Rent in Encino depends on bedroom count, privacy, outdoor space, and whether a parking spot comes with the unit. A converted two-car garage usually becomes a studio or small one-bedroom. A detached ADU in the 750 to 1,200 sq ft range can be a full one- or two-bedroom with its own patio.
Here is illustrative math, not market data. Say a conversion costs $150,000 and rents for $2,400 a month. That is $28,800 a year, a gross yield near 19 percent. Now say a detached ADU costs $375,000 and rents for $3,800 a month. That is $45,600 a year, a gross yield near 12 percent.
In that example, garage ADU rental income returns a higher percentage on dollars spent, while the detached unit produces more total income and usually more equity. Your real numbers depend on local comps, financing, insurance, and vacancy, so plug in your own figures and review them with a financial professional.
Pull current rental listings for studios, one-bedrooms, and two-bedrooms within a mile of your home before you start design. If the rent difference between a studio and a two-bedroom is small, the conversion usually pencils out better.
Parking Replacement Rules When You Convert a Garage
Under California ADU law, when you convert a garage into an ADU, the city cannot require you to replace the lost parking spaces. LADBS applies this in Encino. State law also generally removes the parking requirement for the ADU itself when the property is within a half mile of public transit, along with a few other exceptions.
Legal does not mean painless. You lose covered parking, storage, and often the natural spot for an EV charger. Many buyers shopping for a ranch home South of the Boulevard expect a garage, and some Encino Hills communities have HOA or CC&R rules that add their own review.
- Plan where your cars will go, such as an extended driveway pad or a carport
- Relocate or add an EV charger outlet before walls close up
- Budget for replacement storage, like a shed or built-in cabinets in the house
- Check street parking on your block, since your tenant may need it
A detached ADU keeps your garage intact but uses backyard space. It also needs a clear path for utilities and construction access, which matters on narrow lots.
Detached ADU Timeline Los Angeles vs Conversion Timeline
Speed is one of the strongest arguments for a conversion. Here is the typical sequence for both options, with time ranges we see on Los Angeles projects:
- 1Feasibility, site survey, and zoning review: about 2 to 4 weeks.
- 2Architectural and structural design, plus Title 24 energy calculations: about 4 to 10 weeks.
- 3LADBS plan check: state law calls for a 60-day review once an application is complete, and correction rounds can add time.
- 4Construction: about 3 to 5 months for a conversion and 6 to 10 months for a detached ADU.
- 5Final inspections and certificate of occupancy: usually a few weeks after construction wraps.
From first meeting to move-in, a garage conversion often takes 7 to 10 months. The detached ADU timeline in Los Angeles more often runs 10 to 16 months, and hillside projects that need soils reports and grading approvals can take longer.
Encino Lot Factors That Tip the Decision
Encino runs from 1950s flats to steep hillside lots, and the right answer changes with the neighborhood. Here is how we typically see it play out:
- South of the Boulevard and Royal Oaks flats: many ranch homes have detached rear garages that make solid conversion candidates, and lots are often deep enough for a detached unit as well.
- Amestoy Estates: larger lots leave room for a detached ADU designed to match the main house, which supports both rent and resale.
- Encino Hills: the hillside ordinance, soils and grading requirements, and, on many parcels, Very High Fire Hazard Severity Zone rules with Chapter 7A ignition-resistant construction can push a conversion ahead on cost and timeline.
Setbacks matter too. Most new detached ADUs need 4-foot side and rear setbacks, while an existing garage can generally be converted in place even if it sits closer to the property line. Our guide to ADU setback rules in Los Angeles explains what fits on a typical lot.
If your garage is in good shape but sits right on the property line, converting it may be the only way to put a unit in that spot. Do not demolish it before confirming what can be rebuilt there.
Resale: Which Option Adds More Value?
A permitted ADU generally adds value, but how much varies by appraiser, buyer pool, and market. A detached unit with its own entry, yard, and full kitchen tends to read as a true second home on the lot. A conversion adds living space but removes the garage, which some Encino buyers discount.
Permits matter more than the option you choose. Unpermitted garage units can complicate a sale, while a finaled project with a certificate of occupancy gives buyers and lenders confidence. In most cases the ADU cannot be sold separately from the main house. For questions about property tax or financing, ask a tax or lending professional.
